Michael Mitnick co-founded AMS Acquisitions in 2012 and currently serves as its Chief Executive Officer. Michael has guided the company through a decade of rapid growth as AMS has increased the scale of its projects and the range of its core competencies. Since the company’s first investment, a $3.6 million dollar acquisition in 2013, Michael has steered the business into the office, retail, condominium, multi-family rental, and senior living sectors. Under Michael’s leadership the company has continued to attract top industry talent that serves as the bedrock of the company’s success as a prominent regional developer.
Michael started his real estate career in 2008 at Rychik Development Corporation, a Brooklyn-based developer of boutique condominiums. Michael served as Vice President of the firm and focused on ground up development projects, renovation of existing assets, and property management.
As Co-Head of Acquisitions, Ari is focused on the growth and oversight of the AMS pipeline. Ari is responsible for sourcing new investment opportunities and working with the brokerage community to generate new business. Ari also works closely with the various AMS teams to shepard every project from initial underwriting through project development and completion.
Ari joined AMS in 2015 and initially spearheaded operations. Ari was instrumental in building the company’s property and asset management platforms. After several years, Ari shifted into acquisitions, helping broaden the company’s range of business. Some of Ari’s notable transactions include the acquisition of The Silk Lofts and neighboring land assemblage in Bayonne, NJ, and 377 Summerhill in East Brunswick, NJ.
Ari has led AMS’ charge into suburban multifamily development. Ari’s intimate knowledge of local neighborhoods, land-use attorneys and brokers has proven invaluable in AMS’s expansion into new geographies
As Co-Head of Acquisitions, Rafi is responsible for all aspects of AMS’ strategic growth. Rafi oversees all financial underwriting and new market due diligence and works closely with AMS’s capital partners on deal execution.
Rafi joined AMS in 2015, initially starting as an analyst in the acquisitions department, underwriting new deals and performing due diligence. Rafi was instrumental in AMS’ acquisitions throughout Yonkers, playing a key role in the acquisitions of Teutonia Hall, 92 Main St., and Chicken Island. Rafi also oversaw AMS’ North Broadway assemblage, which consists of over 14 different parcels in Yonkers.
Rafi led AMS’s push into the Active Adult business, spearheading the acquisition of the Gillette Towers in Sayreville, NJ, and 3 Executive Drive in Evesham, NJ, with several additional projects in the pre-development phase.
Raymond joined the AMS team in 2021 and oversees the firm’s operations and transaction management. In this role, Raymond is responsible for managing the deal cycle from due diligence through stabilization, working closely with the various teams within the company throughout the process. Raymond is also responsible for ensuring that the company has proper operational controls, administrative and reporting procedures, and systems in place to grow in an efficient manner.
A graduate of Cornell University (2010) and NYU Law School (2013), Raymond comes to AMS having practiced corporate law at both Kramer Levin LLP and Sidley Austin LLP, and serving in real estate operations roles at WeWork and Crown Acquisitions, one of New York City’s most prominent private retail developers. During his career, Raymond has worked on several billion dollars’ worth of complex transactions across various asset types and structures.
Jeff Perlman serves as the Vice President of Construction at AMS. In this role, Jeff leads all the pre-construction and construction activities across the AMS portfolio. Jeff and his team serve as the Construction Manager for suburban development projects, ensuring timely and cost-effective execution and making AMS a true vertically integrated real estate developer.
Jeff spent over 18 years at Avalon Bay where he rose to become Avalon’s head of construction for the State of New Jersey. During his time at Avalon, he played a key role in the development of over 5,000 units in the Northeast and completed over twenty projects. Following Avalon Bay, Jeff spearheaded construction at Canoe Brook Development, a prominent multi-family developer in New Jersey. Jeff has experience in all facets of multi-family residential construction management from pre-construction analysis through project completion.
Jeff is a graduate of Boston University.
Michael joined AMS in 2013 and was the company’s first employee. In approximately ten years at AMS, Michael has played an instrumental role in the company’s rapid growth. Michael has been responsible for the full range of financial functions at the company, including investor reporting, transaction management, debt financings, tax filings, and property level accounting.
Prior to joining AMS, Michael worked at a risk management firm with a primary focus on real estate, and at Financial Planning Analysts, a Long Island based firm. Michael is a graduate of Yeshiva University’s Sys Sims School of Business with a BA in Accounting.
Ryan joined the AMS team in 2020 after ten years in the architecture industry. Ryan oversees the design of each AMS project and works closely with the acquisition and construction teams in managing the development process. Ryan plays a critical role in the entitlement phase for various AMS projects and, alongside Michael Mitnick, led AMS’ multi-million square foot rezoning application in the City of Yonkers. Ryan has been instrumental in establishing AMS’ development protocols and standards of design.
Prior to joining AMS, Mr. Sutherland was a Project Manager at S9 Architecture. Prior to S9, Ryan also served various design functions at Perkins Eastman Architecture and at GRADE Architecture + Interior Design. During his career, he has overseen the design of a wide array of projects ranging from large-scale, mixed-use master plans, to high-end residential properties and boutique retail and hospitality spaces.
Ryan is a native of Providence, Rhode Island and received his Bachelor of Architecture with a minor in business while studying at the New Jersey Institute of Technology. During his time at NJIT, he was a recipient of various design honors and a member of the Albert Dorman Honors College. He is a licensed architect in the state of New York and is a member of the AIA and USGBC.
As Director of Asset Management, Anthony is responsible for operations, management and leasing across the AMS portfolio. Anthony works closely with the finance and accounting team in preparing annual business plans and budgets, as well as asset level reporting . Anthony also oversees capital expenditure programs implemented at the properties, ranging from apartment renovations to large-scale office build-outs.
Prior to joining AMS, Anthony served as Director of Residential Operations and Leasing at The Maestro Group, a New York City-based multi-family landlord, where he oversaw leasing and management functions. Between 2013 and 2017, Anthony gained valuable experience in residential leasing at Citi Habitats as well as property management experience at Real Property Management, based in White Plains.
Tony serves as Senior Construction Superintendent at AMS, focusing on the Southern New Jersey market. Tony oversees day-to-day construction functions within this market.
Prior to joining AMS, Tony spent eight years at Bozzuto Construction as a lead project superintendent, overseeing over a dozen projects. Tony established field protocols for the company and managed project schedules, pre-construction and construction execution for the Pennsylvania region. He graduated from Wilmington University with a degree in Business Management while working as a general in the United Brotherhood of Carpenters.
John serves as Senior Construction Superintendent at AMS, focusing on Ocean and Monmouth Counties in Central New Jersey. John oversees day to day construction functions within this market.
John has over twenty years of ground-up construction experience and spent over ten years combined as a Construction Manager at K. Hovnanian Companies and Lennar Homes, two of the most active developers in the region. John has extensive experience in ground-up development from initial due diligence through final project completion.
John is a graduate of Fairleigh Dickinson University.
Norm Peng serves as an associate on AMS’ development team and assists the development management team throughout all project phases, including site acquisition, financing, construction, and leasing/marketing. Norm is responsible for underwriting new opportunities and presenting investment memorandum to AMS leadership. Norm also works closely with the finance team to monitor performance of existing AMS developments.
Norm brings several years of underwriting experience to AMS, including as an analyst at The Hakimian Organization, a leading New York City developer. Norm graduated from Pennsylvania State University with a degree in architectural engineering and is currently pursuing his M.S. in Real Estate Development from New York University.
Josie helps to maintain company books and records. Josie manages accounting processes, handles accounts payable/receivables, and oversees monthly reconciliations. Josie plays a key role in the company’s quarterly reporting.
Prior to AMS, Josie worked for over a decade in an accounting and bookkeeping capacity for various medical businesses throughout New Jersey. Josie is currently pursuing a Bachelor’s in Business Administration from Western Governors University.
Jennifer is on the corporate accounting team and helps oversee data entry, accounts payable and accounts receivable. Jennifer also works closely with the asset management team and serves as a bridge between asset management and finance.
Jennifer comes to AMS with over a decade of experience in accounting and bookkeeping at various corporate positions.
Robert Devlin oversees the management of AMS’s New Jersey portfolio. Robert has a focus on adding value through leasing, capital improvements and diligent management. Robert also has a strong track record of developing and nurturing strong relationships with work-staff, tenants, and the community.
Prior to joining AMS, Robert served as an associate analyst at Marto Capital for several years, and is a graduate of Quinnipiac University with a Bachelors in Business Management.
